Luxury condominiums and penthouses are doing well in Penang, as these properties transacted in Penang between 2021 and 2022 amply show

The allure of Penang is undeniable. Its strategic location between the Straits of Malacca and the Andaman Sea has made the state a popular destination in Malaysia for foreign retirees and expats over the years.

Consistently on the best places to live lists like the Best Island in Asia and Third Best Island in the world to retire in 2021 by Travel Awaits, Penang's luxury condominium market continues to attract the local elites and international investors from China, Europe, Japan, Korea, Singapore and Indonesia.

"The most sought-after location for high-end condominiums is undoubtedly the northern part of Penang Island such as Gurney Drive (George Town), Seri Tanjung Pinang (Tanjong Tokong), and Tanjung Bungah," states Mark Saw, executive director of the Penang branch of Knight Frank Malaysia

"The locals have always favoured the southern. But with the scarcity of land, this area has gained traction among end-users, real estate buyers and long-term renters. Also, the sizes of newer high-end condominiums are noticeably getting smaller, likely due to the need to maintain the quantum pricing at a palatable level to cater to the wider target market."

According to Saw, the super condos in Penang, built in the late 1990s to the early 2000s, were generally sized from 3,500 sq ft to 6,000 sq ft. They included projects such as Springtide Residences, Skyhome, Infinity, Harmony Residence, The Cove, and 1 Tanjong, all located in the Tanjung Bungah area.

In George Town, the schemes offering large-sized units include Silverton, The Mayfair, 11 Gurney, The Regency, East Tower of Gurney Paragon, and 8 Gurney (typical unit sizes of 5,000 sq ft and 10,000 sq ft).

As for the factors influencing the demand, Saw cites convenience, security and privacy, types of service available and view, among others.

Branded residences are a new concept in Penang; Marriott Residences will be the first. "Its impact on the local residential scene has been encouraging; the development benefits from the synergy of being next to an international upscale hotel brand (Marriott Hotel), where quality is assured in terms of its management and services," opines Saw.

The luxury segment in Penang will always be sought after as the pricing is still considered affordable and competitive compared to Hong Kong, Singapore and Phuket. This is also supported by the fact that Penang continues to be a preferred destination for many.

Saw highlights the most expensive condominium transactions in Penang Island between 2021 and 2022.

1. Marriott Residences

Marriott Residences is the first Marriott Residences in Southeast Asia. Located along Gurney Drive, the project is expected to be completed by 2023.

Marriott Residences is being developed by Taman Sri Bunga and forms part of an integrated development rising above 55 floors. It houses a 5-star hotel with 223 guest rooms, 90 executive apartments, and 302 units of branded residences.

The hotel, executive apartments, and branded residences will be operated by Marriott International, offering both concierge and à la carte services. The executive apartments are not available for sale.

The branded residences come with built-up areas ranging from 850 sq ft to 6,932 sq ft, with selling prices starting from RM1.2 million (US$256,135) per unit. The three-bedroom units facing the sea and east-facing units were reportedly sold out.

2. Setia V Residences

Setia V Residences by SP Setia was completed in 2017. Located off Gurney Drive, the project on a 1.8-acre freehold land features two towers of 48 and 31 floors, with a total of 178 units ranging from 1,376 sq ft to 4,118 sq ft.

The built-up areas for units in Tower A and Tower B are from 2,624 sq ft to 4,118 sq ft, and from 1,376 sq ft to 1,869 sq ft respectively.

3. One Tanjong

One Tanjong, a luxury low-density beachfront condominium in Tanjung Bungah, won the prestigious FIABCI Malaysia Property Award for Residential (High Rise) Category in 2016.

The Green Building Index (GBI) certified project by Lone Pine Group comprises two condominium blocks of 41-storey each (total of 147 units).

Each typical unit of 4,760 sq ft enjoys a sea view in the front and a hill view at the back, whilst the penthouses enjoy a panoramic view of the sea, hills, and city, as well as the landscaped facilities.

The built-up areas of the penthouses and top penthouses are approximately 9,500 sq ft and 18,600 sq ft respectively.

4. Andaman@ Quayside

Andaman@ Quayside at Seri Tanjung Pinang is one of the premium towers in the Quayside Seafront Condominium development. Completed in 2016, the development at the prime location of Tanjung Tokong is fringed by the beautiful Andaman Sea.

Andaman @ Quayside is surrounded by many amenities and facilities, including a 3km seafront promenade for jogging, running, and even fishing. There are also the Straits Quay marina retail and the Penang Swimming Club.

The mixed-use development by Eastern and Oriental (E&O) has attracted foreign buyers. The 21-acre Quayside Seafront Resort consists of three towers, namely Towers F, G and H.

Tower G, also known as 18 East Andaman, offers units with typical sizing of 914 sq ft to 2,775 sq ft, while the penthouse unit has a built-up of 4,846 sq ft.

5. Shorefront

Shorefront is sea-facing low-rise development by YTL Land & Development Bhd that offers low-density living with only three five-storey blocks with 115 exclusive units.

Shorefront is the only luxury residential development that is right within the cultural heart of the George Town's UNESCO World Heritage Site. The development is located adjoining the historic grande dame, Eastern & Oriental Hotel, and is a stroll away from all the sights and sounds of the vibrant city.
